About us

Experience & professional approach

Apartments Budapest was established in 2010 and we specialise in the manage-ment of luxury holiday apartments in the city centre of Budapest.

We currently manage over 20 properties in the 5th and 6th districts and offer a full service to you as an owner, but also to your potential guests visiting Budapest.

Our office is located next to the Opera House which is open every day.

We don't just offer a bed for our guests to sleep in. Our goal is to make their stay unforgettable, so that they may become a returning guest and so that they shall recommend us to their friends and family.

 

So far we have done a pretty good job. Over 33% of all our bookings come through our own website and a large proportion of these bookings are returning guests.

Our services for the owners:

  • Advertisement of your property on our website

    • More than 30% of all our bookings come from returning guests and guests finding our own website: www.apartmentsbudapest.info.

    • We have spent a considerable effort to make this website SEO friendly and hence it can be found in a prominent position in the Google search results for a number of relevant keywords such as: "holiday apartments budapest"

  • Management of adverts on other websites including airbnb, Home-Away, Tripadvisor etc.

    • On airbnb alone, we have over 800 positive reviews and we have been holding the "Super Host" status for several quarters.

    • Each of these websites work with an algorithm which determines which apartments will be listed at the top of the search results. This is strongly influenced by the number of positive reviews. Adding your property to our portfolio, with numerous positive reviews, increases the chance of receiving bookings immediately and conveys extra trustworthyness towards potential guests.

    • We will create and maintain these adverts for you under our own profile.

  • All communications with guests

    • We have an office that is open 7 days a week and a dedicated team who speak a number of foreign languages. It is our goal to answer any enquiry as soon as possible.

    • We have also developed a state of the art hospitality application . All our guests will receive access to this application free of charge where they will find useful information about their apartment, our services and Budapest.

  • Check-in and check-out of guests

    • We meet each guest at the apartment for the check-in and give them a very warm welcome.

    • We use this opportunity to show the apartment to them and highlight the important points of the house rules.

    • We know that the relationship with the neighbours is very important, therefore we take it very seriously to inform the guests about what the can and can't do during their stay.

    • We also meet the guests at the time of their departure. This is a great opportunity to motivate them to leave an excellent review and recommend us to friends and family.

    • We also check the apartment to make sure that no damage has occurred.

  • Carrying  out small repairs

    • In the unlikely event if a damage occurs, we initialise the procedure for receiving reimbursement from the guests.

    • We can also undertake small repairs or organise larger repairs after approval from the owner.

  • Cleaning of the property / laundry

    • We have a dedicated cleaning team who professionally clean the apartments after each guests.

    • We provide our own hotel quality bed linens and branded towels which are professionally cleaned off site.

  • Help with obtaining permits

    • To operate short term lettings, the owners must obtain a permit. We will be able to give you help and advise how to do that. 

  • Help with filing taxes returns

    • When operating a short term letting, you need to file a tourist tax return each month. 

    • We will do this on your behalf and you only need to pay the tax by bank transfer.

    • You will also need to file an income tax return each year. You need to consult a tax advisor to help you with that. We can certainly recommend experts in this field.

  • We have our own drivers and offer airport transfers at very competitive prices.

 

  • Towels and luxury bath products by Molton Brown are provided to each guest by us.

  • Our office next to the beautiful Opera House is open and available for our guests 7 days a week.

    • Here they we provide tourist information and we sell tickets to the most popular attractions including the Hop-On Hop-off bus lines, the famous hot spring baths, concerts and river cruises. All these services can also be purchased online in our own web-shop.

    • We also offer a unique sightseeing tour with a professional photographer

  • We own two restaurants in the city centre, near our office where we serve breakfast, brunch lunch and dinner to our guests. Our chefs create delicious menus inspired by Hungarian and international cuisine. Cafe Brunch Budapest and Brunch Bistro Budapest

  • At the end of our guests' stay, we thank them for staying with us with a small, but memorable gift.
